Schedule: Day shift with occasional evenings/weekends for emergencies

About the role - Residential Facility Technician / Maintenance:
We’re looking for a hands-on Residential Facility Technician / Maintenance to keep our properties safe, well-maintained, and running smoothly. You’ll complete work orders, perform preventative maintenance, and tackle repairs across multiple trades (plumbing, electrical, HVAC, carpentry, appliances, and general building systems).
What you’ll do as a Residential Facility Technician / Maintenance:

  • Respond to routine, emergency, and preventative maintenance work orders on time.

  • Diagnose and repair plumbing, electrical, HVAC, carpentry, and general building issues.

  • Perform unit and facility inspections; ensure safety and code compliance.

  • Document work (time, parts, notes) in a work order system.

  • Collaborate with property managers, residents, and teammates to deliver great service.

  • Track and restock tools, parts, and supplies; flag shortages.

  • Handle and dispose of hazardous materials safely; follow OSHA/PPE requirements.

  • Assist with turnovers, renovations, and capital projects.

  • Participate in an on-call rotation and respond to after-hours emergencies.

  • Keep shops, storage rooms, and equipment clean and organized.

  • Provide courteous, professional customer service at all times.
What success looks like as a Residential Facility Technician / Maintenance:

  • Fast response: Work orders completed within expected timeframes.

  • Quality work: Repairs done right the first time with minimal rework.

  • Safety first: Follows OSHA/PPE policies and site procedures.

  • Proactive: Performs preventive maintenance to avoid costly breakdowns.

  • Clear communication: Keeps residents and staff updated on status and timelines.

  • Cost-aware: Uses materials efficiently and avoids waste.
Must-have qualifications for Residential Facility Technician / Maintenance:

  • High school diploma/GED (preferred).

  • 1+ year of maintenance, construction, or repair experience (2+ years preferred).

  • Working knowledge of basic maintenance techniques and tools.

  • Valid driver’s license and insurable driving record.

  • Car Insurance

  • Basic computer skills (email, simple data entry/work orders).

  • Ability to work independently and as part of a team; adapt to changing priorities.
Nice to have (preferred) skills for Residential Facility Technician / Maintenance:

  • Experience with appliance repair (stoves, refrigerators, dishwashers, washers).

  • Groundskeeping: mowing, trimming, pruning, leaf cleanup, snow/ice removal.

  • Familiarity with local building/safety codes and energy-efficient practices.

  • Property management experience or related certification(s).
Physical requirements for Residential Facility Technician / Maintenance:

  • Work indoors/outdoors in all weather; stand, walk, climb, and bend for extended periods.

  • Lift/move up to 50 lbs using proper techniques and equipment.

  • Work at heights, on ladders, and in confined spaces as needed.

  • Use hand/power tools and operate equipment (mowers, snow blowers, etc.) safely.

  • Good vision/hearing and manual dexterity for detailed repair work.
